Christopher Carabott is the first RE/MAX Central Malta Sales Associate to achieve the coveted RE/MAX Hall of Fame Award.  This prestigious award is given to RE/MAX Sales Associates who accumulate sales commissions in excess of $1,000,000.

To commemorate this event, Chris and his colleagues were invited to gather at Melita Gardens on the 28th of July 2016. During this event James Busuttil, the Franchise Owner of RE/MAX Central Malta presented Chris with a certificate, a letter of recognition signed by Mr Dave Liniger the Co-founder of RE/MAX Global together with a prestigious wall plaque for his office.

James thanked Chris for his continuing loyalty and consistent success and augured an even brighter future for the successful partnership between Chris and the RE/MAX Central Malta Franchise.

Never a better time to be a Real Estate Agent

With the recently announced budget one time concession for first time home buyers to totally remove the 3.5% stamp duty on the first €150,000 of their purchase, there is the certainty of a fabulously promising year for real estate.

All the more so for estate agents operating in the Central areas of Malta, which is home to the largest collection of “Suitable for 1st time buyer” properties.  Within twenty four hours of the budget announcement, RE/MAX Central agents were supplied with lists of hundreds of first time buyers who had contacted our agency during the past months.  Each potential buyer was contacted and asked about how this budget measure was going to affect them.  The numbers were voluminous and it took the RE/MAX Attard and the RE/MAX Birkirkara teams a few days to wade through.  It quickly became clear that first time buyers were not going to delay in buying their new home. Portomaso suite The Hilton, Malta was the venue for this year’s RE/MAX Malta’s annual general conference.  With a packed audience consisting of RE/MAX associates, support staff management and franchise owners the evening was as always, a great success.  Positive words from the regional directors Kevin and Jeff Buttigieg set the evening in motion whilst Letting Manager Edward Agius announced yet another record breaking year for the letting department.  In keeping with tradition, it was Regional General Manager Josie Theuma who was entrusted with explaining the previous year’s  performance and announce the winners of the numerous awards. RE/MAX Euroversity and Social Media

541772_134899260030074_721655419_nThis month RE/MAX Europe hosted a train the trainer seminar for RE/MAX European regional directors and their respective marketing managers. This seminar held in the enchanting Vienna capital city of Austria was dedicated entirely to social media as a powerful and necessary marketing medium. The seminar was hosted by Olivia Weidmann RE/MAX Europe’s online marketing manager and Doris Bruneder Product Manager Technology. It was instantly clear that both these executives were not only well prepared but at the top of their game. They were knowledgeable about each of the mediums and translated each into best practices for real estate promotion.

The seminar was predominantly constructed of three parts. Each section giving careful consideration to how social media should be utilized by Office Owners, by Agents and by the Regions. Each part gave an overview of the possible media that each should be using. Emphasis was made upon how each sector should make use of these mediums and at the end of each of the three sections the mechanics of of one particular application was delved into deeply offering invaluable advice on how to maximize SEO to ensure that a suitable audience was built.

532141_137455726441094_2075605172_nOlivia and Doris were able to create a clear picture as to how the RE/MAX websites linked with social media tools  will generate a powerful concoction of online lead generation of buyer/seller leads, new agents and even new franchisees.

12481_137455519774448_1008378852_nThe guest speaker for the seminar was James Busuttil representing RE/MAX Central Malta. James was invited to present the attendees with an overview of the franchise’s results in using social media as a powerful marketing tool.

James Busuttil explained how their Facebook assets were today providing the RE/MAX Central offices with over 2,000 page views per day which resulted in an average of between 20 and 30 new buyer leads daily. James went on to outline the strategy utilized to obtain such results that were creating an over abundance of leads for the agents in the two offices creating the need to keep expanding the operation to meet demand by recruiting new agents.

Selling the Past: RE/MAX Commercial Sells Historic YMCA

When the historic YMCA building in a key location of Pomona, Calif., went on the market, RE/MAX Commercial Practitioners Jorge (George) Yamzon and his partner Eric Chavez knew they wanted the listing.

This was more than just a high-profile deal: Whoever handled the sale would be entrusted with nothing less than a piece of Pomona’s past, and the two agents looked forward to the challenge.

The property, built in 1922 and llisted on the National Registry of Historic Places, includes over 50 dorm rooms, a swimming pool, a basketball court, sauna and steam rooms, a gym and four racket ball courts. The main building is an imposing, three-story, brick structure whose high windows face a row of towering palm trees on the main thoroughfare leading to the heart of the city.

Yamzon, Chavez and Marketing Manager Charles Clegg, all with the Commercial Division of RE/MAX 2000 in Ontario, Calif., aren’t new to handling historic properties, but this listing came with obvious hurdles. They were also competing against other companies for the listing, and the sale had to move fast – in just 30 days.

The sellers – and the city — wanted a specific kind of buyer, someone who’d respect the site and fit well into its artsy neighborhood.

“We spent hours and hours on research,” Yamzon says. “We put together a team of experts to advise us on possible solutions for all the key issues with this property, like the mandated seismic retrofitting, for example.”

With an intense marketing campaign that included many calls to their network, Yamzon, Chavez and Clegg booked over 20 showings in the first few weeks. They marketed the property to more than 3,000 commerical-only agents within the RE/MAX network and reached out to possible clients in the artistic/educational community.

An international fine arts school looking to open its first site in the U.S. inquired about the property, and the trio got to work.

Drawing on their connections with city leaders, Yamzon and Chavez enlisted local officials like the Pomona Chamber of Commerce, the Downtown Pomona Association and the mayor’s office to make the school’s representatives feel welcome.

“The city of Pomona deserves a lot of credit here,” Yamzon says, “They were very accommodating and really sold the city as a hub for education, entertainment and economic opportunities.”

Today, with the deal closed and an astonishingly short 18-day escrow, Chavez and Yamzon look back at the transaction with satisfaction and a sense of pride.

“When dealing with historic properties, it’s all about putting in hours of research,” Yamzon says. “Learn the history, understand the challenges, and work with experts to explore every possible solution. Pay attention to your client and anticipate their needs.
